Someone mentions All Property Management- That is NOT a PM Software!  All Property Management is a lead gen service where you pay for the lproperty owner eads as a property management company.  It is an add on service anyone can use.  It is owned by Buildium (RealPage) and it is integrated into Buildium and many other PM softwares and CRM systems if you want it to be.  Just wanted to point that out.

@Latesha Forte  Not sure of any PMC in Ft Worth, however, I would make a strong suggestion once you think you have found a good one.  Ask for a copy of their management agreement.  Everything should be in that agreement regarding fees and what is included in the services they provide.

 Not sure what else you can do.  For future, it is best to have all of your photo assets watermarked to help avoid copying photos.  Maybe file a police report for your records?  I hope they get nabbed!

@Jason Chung If you haven't heard of Annequim, the agents under this umbrella are Property Management industry related VA's, from maintenance coordinators, to leasing agents, even assistant manager under a PM. Well worth loking into and a convo. with them.

Do you have currently, lease agreements in place and renewing the upcoming leases that are expiring?  Most every state has promulgated (Specific) forms to use for lease agreements.  If you are simply renewing and raising rents at lease expiration, you should be able to use the agreements in place, starting a new lease with the new monthly rate or add a lease renewal addendum depending on what is required for your area. Also, this group has a section under the "Tools" tab for Property management leases/agreements to have a look at as well.  Hope that helps.

 Hi there,

A few things to throw your way..... go to APM (All property management) dot com  fill out the form and it will go to 3-4 PM companies that service that area and they will contact you.  My TX agents call these leads within 3 minutes, so I would expect the same for good management companies in Nashville.   Also, I know people in Nashville called "The Property Management connection" and thier pricing should be listed on their website.

Best Practice- Always REQUIRE that your renters get renters insurance and if allowed in your state and provider, list you as additional insured.   There are a lot of affordable providers such as Lemonade, etc.... You can require this in ANY state, however, you cannot require who they use.
