Post: Rejecting prospective tenants

How do you formally inform a prospective tenant that you don't want to lease the apartment to them?. I have 2 applications through zillow and I have concerns. My issue is both are aggressively pursuing.

Quote from @Bjorn Ahlblad:

Sounds very sketchy. Gas company knows where sewer lines are. Have them send you an email.

They are saying they need to come to my basement and then put dye in the drain, flush and see where it is goes! We talked to a realtor who says he has not heard of something like this.
Quote from @Henry T.:

I had this exact same thing in Seattle.  The told my tenant they needed to get in to check. My feeling is this. 1. your problem not mine. you're not coming in my house. 2. your not gonna bother my tenants peace and quiet, or dragging your messy tools and shoes thru. 3. try me later when the house is vacant.  I never heard from them gain.

It's supposedly mapping the sewer lines for gas installations. Who knows if this is the real reason. But you're not coming into my house. Get lost. Wanna give me a new sewer line, free, maybe we can talk.

Thank You for the feedback. I am also thinking like that now. Feeling like letting 2 strangers into the place.

I got a phone call from some guy calling from his cell phone that he is  a sub contractor of a sub contractor for Nicor who is putting new gas lines and he needs to enter my property Monday morning to map out the drain lines before they dig.  Is this legit? I think they said their name is HNO or something like that and they are a sub contractor of pipestrong who is contracted by Nicor.

I am trying to call Nicor,  but on hold for ever

Looking for recommendations or experience from others on installing security cameras in rental property. I called ADT and they want me to have an internet connection and xfinity agent I talked to said I cannot have internet without an apartment number. Wondering what others have done

Just curious, why would a tenant allow you to put a camera in their home?
Sounds creepy.
Hi,It is a multi-unit property. Basement is common area where there is a washer/dryer. Tenants are fine with the cameras. No cameras inside tenants residences. Tenants can view the recordings if they want to.

Are there recommendations for property management companies that I can engage to be the primary for my rental property in Evanston, IL . How much do they charge and what kind of services do they provide?

Hey, I’m hoping one of you see this. I’m having the same issue and I can’t get a response from them. And it’s pretty urgent I get in for something. Any help you can provide would be appreciated!

They were looking for proof that I am authorized to list the property for rent and I had to give a copy of the warranty deed or utility statement I think. I opened a ticket with them and they responded within hours. It took a couple of days of back and forth to enable.

If you have section 8 telling you to ignore the letter (get it in writing) and the tenant said they'd be out by April 30, proceed that way.  Other than the letter from section 8, is there any reason to believe the tenant won't move out at the end of April?

Tenant called me Wednesday morning implying they are helping me by staying in May with HACC paying the rent since I have no new tenant. I pointed out even if I have no tenant, I can show the place better when it is empty and she responded saying she will leave by April 30th. She also said she has additional forms from HACC for me to sign and I offered to come over the weekend to sign.

Evening I texted to send me the picture of the form I need to sign (I already signed the notice to vacate form 1st of April) and to tell me what time they will vacate and hand over the keys on the 30th, since I am planning to change locks the next day. Usually they are very good to respond, it has been 12 hours with no response. That is making me concerned. Emailed and left voice messages with HACC and no response till now(Not unusual).

Why did the lease get extended by HACC? Surely they provided a reason.

If the tenant says they'll be out by the 30th, then it sounds like you're good to approve the new tenant.

The letter that came 1st week of April blandly stated lease was extended effective 05/01/2022 , the letter came 1st week of April. When I called to check, they responded back saying the tenant has informed them of plans to vacate April 30, so ignore. Now I think the tenant is asking HACC for extension because new unit is not ready
