Hi Greg, I have no holdover clause. Tenant notified me of the intent to move and sent paperwork to the Section 8 office about the plan to move. I let the tenant know the lease cannot be extended even if I don't have a new tenant coming in and they say they will vacate by 30th. I feel they are trying to get the Section 8 office to push me into extension. Can I tell Section 8, I need more rent? 

Tenant calls in the morning and says if I have not signed a lease with anybody else, she will continue staying in May and Housing Authority of Cook County will pay the rent. I have many shows at a higher rent and have no interest in she continuing because it restricts my ability to show and also having the place clean and looking good for potential tenants. 

Can I ask HACC, monthly renewal is possible at a higher rent? I have a copy of the HACC paper work that the tenant wants to vacate April 30th 2022.

I have requested for income 3 times the rent and credit score > 600. 2 applicants with low credit scores (one in the 400s and another in the 500s) applied. Second person says low credit score from Covid related unemployment. First one, I am unable to understand the reason for low credit score. What is the best course of action? 

Thanks for your reply. Interestingly the person who called me repeatedly for applying stopped responding once I send him the application. Right now, I think I will wait and show the place to more persons before making a decision. 

Maybe a nice conundrum to have, I have this one unit listed and showed to 12 persons in 2 days and many more scheduled over the next 1 week. I have received inquiries from 4 asking to apply. Should I send the application to all 4 and then pick one and say no to the others or process for the one who will be moving in the earliest?

I contacted Housing Authority of Cook County and received no response. Tenant confirmed verbally she will be leaving end of the month and I am going forward on that

The tenant filled a form addressed to HACC about intend to vacate on April 30, 2022 and cosigned by me. Based on that I started advertising and am very close to sign an agreement with a new tenant for 2nd week of May, Holding back because I got the letter from HACC. 

Section 8 tenant informed off intent to vacate April 30, 2022 at end of lease and now says Housing Authority of Cook County(HACC) has send a mail that the lease is extended till May 31, 2022 at the same rent. Can HACC or the tenant force me to extend the lease or I can insist they vacate as agreed on April 30, 2022?

Hello, Trying to manage my 3-flat in Evanston and looking for a snow cleaning service for rest of the winter. If you have any references, please let me know
