What is the process usually followed for Finding section 8 tenants? I have advertised in Illinois housing search. Are there more sites where one can advertise? Are there real estate agents that specialize in finding section 8 tenants?

I would dig in deeper to see “when” and if it was 2007-2009 maybe not be as concerned but if it was more recent then yes

I had rented twice to folks who had bankruptcy , in both cases they were upfront.

Aloha,

You need to dig into the situation and all of the documentation you can get from them. How long ago was it? What put them in that situation...Medical; Accident; or accumulation of poor choices? What is the current situation...Stable income? Trade accounts with good recent history? Savings?

You need to understand the whys, and then make a responsible decision. Do not just "give someone a second chance", but do not automatically reject unless all those Bad Habits are recent and ongoing.

I agree with what Richard is saying about bankruptcy, but anything that involves housing court, or as we put it in Pennsylvania, a landlord/tenant complaint, is usually bad. Even in my low C-class apartments, I do not rent to anyone who has been successfully evicted, with a record including "an ejectment" (tenant forcibly removed from the rental property by a Pennsylvania constable) and unpaid rent, anytime in the last fifteen years. No matter what. I will not talk to their social worker, counselor, or life coach. Not my problem.

Thanks for the feedback

I tell them I have several applications to review and I will let them know.  It seems like the more desperate a tenant is, the less I want to rent to

This is the problem. 2 applicants and they wanted to move in within days. I felt like they were rushing to bypass the process.

We purchased a maintenance service for $12 a month(not warranty) and cancelled because we did not get any benefit from it

Do you hesitate to lease if the potential tenant has Chapter 7 bankruptcy in their credit report or "housing court" in their background?
