@Sam P. This is not a requirement for us in VA but I'm not sure if regulations are different in your state.

Thanks Cody. The website does not mention that as required. I have inspection Wednesday and can update

Does HACC expect all doors to be auto closing during section 8 inspection? I have 2 doors in my unit and one of them can auto close while the other cannot. Will that be an issue ?

Post: 2-Flat: Replacing Galvanized Pipe with Copper

Quote from @John Warren:

@Eric Kahn Gale I have come to view most of these issues as simple CapEx problems. Galvanized pipes are much the same as old electric, old parking lots, old windows, old brick, etc. Eventually everything will wear out, and part of the art of real estate investing is not over doing the rehabs because then you will use up funds you could have used on another investment property!

 Hi John,

We bought a 2 Flat just now, Top unit is empty and 1st floor has a tenant with 60 day notice. We are redoing the kitchen and bathroom of the empty unit and want to use the opportunity to replace galvanized with Copper. Can it be done without impacting the tenant in 1st floor?

Is there anybody here with experience on non-conforming rental units in Skokie. Village website lists mandatory inspection prior to sale. What will happen to the non-conforming units with tenants at the time of sale? I see many non conforming units, so does the village enforce any laws?

Quote from @Henry Lazerow:

Many multi units are legal grandfathered in even though the land they sit on is single family zoning. You get a zoning doc prior to close which will show the legal number of units. If the zoning doc shows a single family then it would not be legal to rent out those units. It's common people still rent out unzoned units but it is not legal. I personally wouldn't buy a single family with multiple units as if city found out they could make you deconvert.

Thanks Henry. I am also thinking the same. What about the listings with "Realtor or owner does not warrant the legality of basement units!"
