I have posted on Zillow and received 5 messages of persons interested in seeing the place. I immediately respond (within an hour) telling them I can schedule a viewing as soon as possible at their convenience. But I am not getting any response back. Is this normal? Is there anything I am doing wrong? When I respond, I put my cell phone number in the response for them to contact me.

Thank You for all your replies. Posted in Zillow, Facebook market place, apartments and Craigslist. Craigslist put my account on hold (can't figure out why) and not responding to emails. That was annoying because a prospective tenant scheduled a viewing and got cold feet because of Craigslist deleting the account.

I bought my first investment property late last year and now one of the renters is moving out. Looking for advice on how all of you experts go about finding new tenants.

1.Do you use a real estate agent or do it yourself?

2.If you do it yourself, where all do you post? Craig's List? 

3.Do you use Zillow?

4.Do you use apartments.com? Basic listing or premium listing

5.Do you put a "For Rent" up front of your place?

6.Do you use rentals.com or any other website?

Thanks Jonathan. This is very helpful. Till last week, when I search on hacc website, it will give a link was throwing an error. This must be it. 

Do we also need to complete and sign the renewal move to renew in place form

Hi Jonathan, How did you request for a rent increase with HACC? There is nothing in rent cafe for the same.

Hi Francis, Thank You for the information and sorry for the delayed reply. I am getting the rent from Housing Authority of Cook County (https://thehacc.org/) and they use rentcafe. There is no option within rentcafe for increasing the rent. 

I contacted the caseworker through email and phone few weeks ago with no response and called her/emailed again this morning. Hoping to hear back soon, this time I will be persistent :)

Rentcafe says the unit is 3 BR only. Also I am going to ask a very basic question,apologize for that. The HACC website is not that helpful. The current lease is expiring April 30th.  Do I sign a new lease with the tenant as soon as possible? The tenant had a new baby in December. Will that change the situation in regards to Section 8 in anyway?
