@Kathy Fronk you are correct. I would be acting under a lease making me a principal in the transaction. As a principal, there is no licensing requirement. This is why I can offer much better terms than a licensed manager

technically you wouldn't be refinancing anything. You would be getting a new mortgage on the property and paying off the seller's mortgage. If the loan amount necessary meets your bank's LTV standards, then you may not need any down payment at all.

I don't charge fees. I take a portion of rent just like a property manager would but I've never seen that referred to as a fee. I'm truly not trying to be deceptive because I feel that's a terrible way to operate a business. The fees typical for property managers in my area that I've spoken to are things such as lease up fees, fees to place to tenants, fees for maintenance callouts, etc.

@David Long of course the money comes from the clients. The reason I can save people money is because I'm a single man operation with no overhead. I can typically charge a smaller percentage of rent than what is normal for my area, and again I charge no fees for anything. Everything I've said is above board and trust me, there's no hooey here. Tangent point: Don't hire a homeless person with a car (that's what happened to me). They will hump your leg to pay them every single day and it was more pain than it should have been. The other guy I used worked out much better because it was a side income and I could handle everything through PayPal so I never had to leave home

I subbed this out and paid a guy $20 per QUALIFIED lead. I had him send me a picture with the address and explain why they believe the house is vacant. After that I verified that the house and address matched what was on my assessor's website.

Since the lead needed to qualify before I paid, I never had a bad lead and my guy trained himself very quickly.
