I've just finished reading Brandon Turner's How to Invest in Real Estate with No or Low Money Down. I've also read most of the guides offered on here and I'm extremely motivated to start investing. Unfortunately, like most people I know, I have enough debt that my income only covers it with very little extra every month. I know I can invest in creativity rather than money as long as I'm willing to do the leg work. I have a full time job (that has recently done me dirty) and I'm looking to be financially free in the next 3-5 years or sooner. Can anyone give me advise as to what has worked for them when they first started to generate small amounts of monthly cash flow to put into acquiring more assets so I can grow my portfolio? I think I'm going to start with 2-4 unit rentals for now to generate cash flow, but I'm open to just about anything. I know nothing is risk free, but I would also welcome any advice as to how I can minimize risk as well.

Well I bought my current house hoping to sell with some equity in 5-8 years and use the equity to fund the down payment on another house which I would keep. A coworker suggested I never sell a property because I could always rent it out and make money long term. After that I read Brandon Turner's book and decided I would like to invest in real estate as a part time job/hobby to add cash flow to my life every month. My downside right now is I have more debt than I'd like (doesn't everyone lol) and no money in savings due to a recent trip for a family funeral. I would love to chat with you anytime about what you've accomplished as I'm sure I could learn a lot!

I'm Ryan, and I decided to start investing in real estate after hearing a commercial on the radio for a book by Preston Ely. After doing some homework, I decided Brandon Turner's book on investing with low or no money down was for me. I had no idea about any of the strategies in his book, and it has definitely changed my outlook on investing. Brandon put an "I can do this" mindset into me and I'm very excited. I'm still reading as much as I can everyday so I can make sure my first deal is a good one. I'm ok with starting small and building up, and I would love to hear from anyone and everyone on here as to how I can be successful. I look forward to talking with everyone, and thanks for reading!
