@Canneton Howard I talked with her for a bit, but decided to go with @Brandon Hall as he is a real estate investor also and he tailors his CPA duties accordingly.

I use a lead website and driving for dollars. Just sent out my first direct mail campaign last week and we will see how that goes. I'm buying in the springs but I'd buy denver too if the right deal came along

@Dan Host I agree with the others. Just make some offers and try to get into a property. I'm still new and as @Norberto Villanueva can attest, my first few deals fell apart in spectacular fashion and I've lost a little money along the way in inspections and the like. Even my most 'promising' flip to date may fall apart very soon because the owner is getting frustrated (long story). Just jump in and learn. Education is almost never free, and if you have a deal or two that cost a bit, just remember those lessons learned and don't make the mistakes again!

I currently have 1 deal under contract for a quick flip and I have another 2 in the pipeline that should be going under contract shortly. All three of these properties require little to no repair and are being purchased significantly under market value. I currently have about $35k to work with, so I am looking for a low-cost financing option. Ideally, I would like 0 down 100% financing with a percentage profit share for the lender. Obviously, the lender would have a promissory note and a 1st lien on the property to protect their investment, and I would also allow the lender to be involved in the deal to their comfort level. For example, if the lender would want to sign off on any property conditions during inspection period that would be absolutely acceptable.

I know this is a risk, and I am willing to accept loan terms equitable to that risk. My main goal is to use as little of my own money as possible so I can have multiple deals running at the same time constantly.

If you or anyone you know might be interested in a good return on their money, please contact me and I would be happy to share the details of these deals. Details of the deal currently under contract are below:

Address: 2734 Flintridge Circle, Colorado Springs, CO 80918

ARV: $270k

Purchase Price: $215k

Repairs: none (reason for this is below)

Projected close date: 12/12/16

Projected profit before holding/financing costs factored in: $31,800

Reason for no repair: seller has agreed to repair entire property and set aside $2000 for landscaping. All repairs must meet my inspection and approval or contract terminates.
