Try "The book on investing in real estate with low or no money down" by Brandon turner. You can find it here on the site and it goes over house hacking as well as a lot of other really cool strategies for investing! Good luck!

Only thing I don't like about this whole thing is the Breaking and Entering. Could have landed you in serious hot water!

Just looking to get some investor-friendly contractors for future flips. I'd like General contractors as well as sub-contractors so I can get to know some and have a few I can call when needed.

I found a posting for a transaction coordinator with Keller Williams. It would be a bit of a drive for me, but I submitted my resume and hopefully I'll be able to snag it and it will work for me :)

sounds like something I could definitely do! Would I be working for a real estate agent, a title company, or what?
