If you are a landlord and you would like to discover a beneficial alternative to property management companies, let us know. Our program can often save you a considerable amount of money over a traditional property management company because we NEVER charge you any fees. In fact, we even cover $50 of the basic property maintenance every month so you don't have to. Our tenant screening processes can help you rest assured your property will be taken care of, and many times improved at the tenants expense! Our area of operations is only Colorado Springs, CO as of right now so reach out and let us take away all the stresses of owning a rental property!

I imagine the shell could be lower than 100 unless you're having the rough electrical and plumbing installed. Then maybe 90-100/sqft?

A smaller house is relatively more expensive because you still have the static costs of building a structure like permitting, engineering, foundation, rough electric/plumbing, et cetera. Since all those costs don't scale well, the end price of a small house could be very near the end price of a large one.

I can't give you all the info, but I was looking at a possible deal about 6 months ago and the 'generic' estimation I got from a few contractors was $100-150 per sq ft for a full build from foundation up here in Colorado Springs, depending on level of finish. Hope this helps!

@Jenny Bayless Tenants definitely make or break a rental that's for sure! Have you thought about adopting a self-showing strategy?

@Tyrell Anderson I would love to get coffee sometime. I'm brand new and I'm attempting to offer an alternative to property management that can save owners money. I'd love to get your opinion on it if you're willing to share!

I was just wondering if anyone would be willing to post how they manage their properties here in the Springs. For example, do you landlord yourself? Do you have a Property Management company and, if so, who do you use, do you like them, etc? Trying to feel out what our market's tendencies are thanks!

That's really disappointing :( I guess I will call the courts and see if there's any way to obtain the info. If not, then I will have to resort to another method of marketing.

Thanks!

I'm trying to find recent eviction records so I can market to tired landlords, but I've been googling for days and can't find a thing that points in the right direction. The records I want are for Colorado Springs only.

Does anyone know if this information is publicly available online? Can I get it from the courthouse? Can I get it from a title company? Can I get it from an online list company? I'm stuck!

I use @Brandon Hall. He is not technically local because he has a mobile setup, but he is very knowledgeable and is an REInvestor himself
