This is not my area of expertise, but you should be able to find some information to help you get smart on the subject at http://www.aaplonline.com/

Rules vary from state to state, so you need someone, an attorney or an active local private lender's, guidance to help set you up for success.

Welcome to BP @Luke Lanier!

There's no real REIA that I know of in LC, but we do have a real estate investors' meetup group that meets on the fourth Monday of the month. You can find the group meetup.com/bplakecharles

Hope to see you around here on BP and around LC!

There is no such system of A, B, C D grading SFRs. It's all subjective, made up and misleading. That's why I don't use it. Reminds me of "laminate wood" people use the term like there is such a thing every day. The hardest properties to manage, in "war zones" have the highest rates of return on paper. They are the most management intensive and it takes a particular set of personality traits and practices to get any where near what the returns look like on paper. This is another generalization, but the easiest properties to manage, typically have higher values and lower returns.

Welcome to BP @John Johnson!

The lesson here is the same anywhere and anytime ... Ups and downs always happen over the long term. If you position yourself to weather the highs and lows, you will do well.  Unless you have a crystal ball, you should always be prepared for a rainy day.

Welcome to BP @Heath Bianchini!  It's a great place to learn (especially from the podcasts) and network with other investors.

Hope to see you around the site and around town.  Feel free to reach out any time you need a hand.  I'm glad to help when I can.

Yep @Jennifer Landeche, I'll be there for the weekend.  I don't know if you saw the schedule, but it's going to be a couple of long days.  So I expect to learn a lot!

My hat is off to you and your husband @Jennifer Landeche!  That kind of first experience is the kind of thing that will make you take a step back and regroup. The key is to get back in the saddle again and hold on for the ride.  It takes persistence and determination to get past some of the hurdles you come across in this business.  I'm in it for the long run and if ever there's anything I might be able help with from a few miles down the road here, feel free to reach out.  With today's technology, we are practically next door neighbors! :-)

Welcome to BP @Clint Galliano!  I highly recommend the podcasts.  They are a great way to learn and each guests offers reading recommendations at the end of the show.  If you don't take notes because you listen while working or driving, you can always go back to the show notes for each podcast.

Feel free to reach out anytime I might be able to help you get past any hurdles or road blocks you come across.
