Welcome to BP @Jeremy Pousson!  That's a very interesting background to bring to the table.  I'm in Baton Rouge for the weekend dealing with a couple properties I own here.  I invest between here and Lake Charles too.  We'll have to meet some time to talk strategy.

Keep reading here and listening to the podcasts. They are like short courses about all aspects and strategies in REI. Take notes and read the guests recommendations.

You don't need an HML to wholesale properties, except in situations that require a double close. (A "double close" is one of the basics you'll learn doing your homework.) I never say never, but practically NONE will loan 100% to a new investor or anyone else.

The answers to those questions are very simple for an individual but can get real complicated with 3 partners.  Much of the answer is negotiable when you talk about profit splits versus contributions.

You need a good attorney to prepare a well thought out operating agreement that will cover all of those concerns.
