Give them a courtesy late rent notice.When they acknowledge that you are not playing any games they will all of sudden make rent their 1st priority.

I've been using Venmo. Havent had any problems yet,funds take 1 business day to reach your account.

Why not shoot for a multifamily? House hack and buy a single down the road

Hows it going Kyle a great way to start investing in real estate in Boston is check out the Boston Home Center.It is a first time home buyers program the city offers that helps with downpayment and closing cost.

If you plan on investing in boston. Try looking into the 1st time home buyers class (Boston Home Center). You can get into it with low to almost no money down.

I wouldn't be too worried about. Just let her know she can not do it on the property. Also if No Smoking is not in your lease I suggest you add it.

I would take care if it Asap.Ask any friends for a reputable pest control guy. Try to have him work "off the clock" so you can get a cheaper price, and add him to your Team!

A great way to start is to educate yourself and a great way is what Marlong Fong said.There is also a free book on here called The Ultimate Beginners Guide to Real Estate Investing .Also if you plan on investing in Boston check out the first time homebuying class. I went with the Boston home center.They were easy to work with and the city is looking to give funds away.I got into a triple decker with a little money down and the Boston Home Center took care of the rest.
