The renter could possibly be late everytime. Seems like payday is bi-weekly and if they do not budget correctly it will be a problem every month.

Under Massachusetts law, late fees, including interest on late rent, may not be imposed until the rent is  30 days late.

When you get a chance in look into The Boston Homecenter . It is a first time homebuyers program which helps with downpayment and closing.Its a great way to get into a multifamily with low money down.

Look into The Boston Home Center. Its a 1st time homebuyer class that assist with downpayment/closing assistance. They are very informative the help me get my triple decker.

Lol yea no problem Richies cool! The Boston Home Center programs is pretty simple. You just have to take 2 (8)hour classes and meet the income guidlines. Only downside is you have to live in the property for 10 yrs, but the down payment/closing assistamce(interest free) is forgiven.I got into a triple decker with 11k down and 27k in downpayment/closing cost.They also have certain lenders that participate in the program. It was a smooth process.

Will it be your first purchase? If so look into the Boston Home Center. Its a 1st time hombuyers pogram that assists with down/closing cost. I was able to get into a triple decker with a decent amount down.

I keep it simple and go with  a linen white in my rentals with white baseboard.
