you should never pay for an estimate on anything. Doing this type of work, you expect to give free estimates. It's part of the job. I've had to go thru 4 or 5 bids for a single investor, but in the end, did get a contract and he got a house that worked for both of us and we both made money.

muhammad, contractors here will come out and take a look for free and give you estimate of repairs. I am a licensed builder in Michigan and do this for investors all the time. You need to know the repair cost before you can make an informed decision. If you need help with repair estimate, message me.

I've been in this situation before. Before you can collect rent, you need to retake possession and rights to the house. Tell the tenants to put payments in escrow and if current landlord tris to evict, to go to hearing and tell judge they have payments in escrow til ownership is figured out. Also, the county takes house after 3 years, so I don't see how you can be 5 years behind. I'm in michigan and have been through all of this. If I can be of any assisstance, get in contact with me.

I have real-estate license, just have to renew it. I do all of my own oversight.

I can find the deals and get all of the work done, but do not have the funds or credit to finance it all out. Any and all input would be appreceriated.

 In all areas I have worked, it is a z bent aluminum trim, that you make with an aluminum break to keep anything broken from falling out the bottom...you can get a ton of colors to do this with to.

in michigan as long as it's in good shape, put a rat wall at the bottom...foam it....and vinyl side over it, this is what I have done in severbal areas in michigan, and I'm licensedoing builder, and pull permits and this is way every Township I've been to...has us do it. Don't pay for removal, that's a huge waste of money and it's expensive. It is something you want to deal with, alot of people will beat you up on price on a flip due to this, and vinyl siding and doing the proper containment and encapsulating is much less then abatement.
