Im also buying house on contract thats worth around 80k that i still have to buy out 52500. Ive got almost 30k in equity once i buy out that one

Will be purchasing a sevond duplex with loan and that one could be included to secure loan also. Its worth around 20 to 25 k

hi all, I currently own a duplex out right in Jackson Michigan and has good cashflow. The property is worth around 25000. My question is this, I would like to pull 10 to 15 k out of this house as a loan to purchase another duplex. Problem is everyone I've talked to only does 50 k and up...don't want that much debt and collateral real estate is only valued at 25k. Anyone with ideas....

We do some deals in Detroit area, also Lansing Jackson and battle creek areas, good to invest there with someone here looking out for you here, or being here yourself

If you had more details on what your wanting to do to them and sqare foot...i could get you close...your in illinois so cant believe it would be much different then here in michigan 

A rough ballpark you could figure would be about 100 to 200 a square foot....depending on finishes and materials used and your area.

I think that would be a mistake...working thru winter gets houses ready n rehabbed while buying is slow....and those properties are ready when people get their taxes for down payments and start buying in spring. Winter is the best time to get it done, contractors have to eat in winter too ya know.

I should probably also add im a licensed builder here in michigan
