Depending on what a structural engineer calls for, keeping beams at or below size of floor joists could b a problem

I Guess if no signs inside of water, I'd run with it.

Depends on where you are. In columbus you can look at city website. And insurance, they can print and show you

Three to four months is a good timeline there is work that could be done while waiting on permits

I'd have to see it and get into it to really nail down cost and time but those are good starting points.

I wouldn't think you would have to do foundation. Framing probly. Miami is certainly expensive to do anything. Using Miami contractors I would guess 130 to 150k. If this project was near us here, it would probly be 90 to 120k without seeing it. And timing depends on contractor, permits n inspections.we travel for this type of work alot. We specialize in structural repairs.

there are tons of variables but 3 months is a good time line to be completed in
