first thing you better find out is if foundation will support a second story and if your local building inspector will allow that

I would say most important thing is having people in the area you want to invest in. This will save you time, money, and stress. You also need your guidelines together on what you want and where, so local people know what to find you.

I would say tear off trusses and rebuild roof. I believe from pics, that Glenn is closer on repair cost. I'm a builder and would say the 6 to 7 k range is probly where your at to take the roof off and do it right. I would rebuild the garage as it does add value.

I think alot of it has to do with the people that they have worked with, property managers,contractors, agents. Detroit has a high concentration of bad ones and once word gets out, I think other investors do not want to go thru it. There are good and bad ones everywhere, but from what I've heard, there are a lot in detroit. I have yet to hear of good ones there.

Sam, I'm a builder/contractor out of jackson. I do flips here for investors and lansing area. Also right now doing rehabs in cleveland ohio. All are good areas for flips, if I can be of assisstance, let me know.

I'm a contractor, and usually a day or two is enough time, if walk thru was good

wait, either way they will have to leave, it's a waste of money for both, but include utilities in other action, just my opinion

normally I would say yes, but in your situation, tenant has been good and is long term and taking care of your property, so I think with that situation, it would be a mistake

he's still buying house, he is just using it to lower offer on it.

if you have any concerns about repairs, it doesn't cost anything, and is a good idea to have a contractor go thru house with you and give you an idea of repairs and also having a good contractor will allow them to check house for any signs of major issues before you buy. I just went thru a house for an investor, he had a home inspection, and report looked good to home inspector. Upon arrival, I pointed out a leak in the foundation and water damage and concrete falling apart that the home inspector missed. So definitely get a contractor thru the house with you, it can save you time money and a headache later.
