 Thank you for the reply. I kind of figured that. We do know a few brokers we could get involved, do you know to what extent they need to be included? Does small percentage of ownership suffice? Do you have any experience dealing with prop management companies? What in your mind separates the good from the bad?

 In michigan, you do need to be a licensed broker. The broker only has to do the licensing for the pm firm. They do not have to be involved unless they want to be. The good ones put their owners and tenants first and have an a+ maintenance team to help secure and maintain their owners investments. If you have any specific questions, feel free to ask and I will answer if I can.

there has to be some kind of force pushing the wall in, it takes a lot of time to move a wall that far, the last one I ran into was tree roots pushing the wall in, it could also be a stone foundation that is crumbling and has been scratch coated to cover it up, I would suggest getting a pro to come out and dig up outside footing and wall....done mostly by hand due to the fact that you could cause a cave in with heavy equipment.

One Question regarding jackson, what is the cycle time to get a two bedroom rented there?    We have one listed with our PM and, while I know this is a slow time of year, it seems to be dragging on longer then expected.

 Depends on how hard you try and your criteria for renting and such, I have worked for several pm in jackson, there is only one I would recommend. But most cases your better off partnering with someone here such as an llc and have someone here as an agent for llc and not have pm. Depending on location, price, and condition of unit, should have interest if not rented by end of February if your pm is doing their job. Also if you need any maintenance or rehab done or flips done, get ahold of me. Always looking to connect and gain more work. I have never had over 45 days before a unit was gone in jackson.

Why not do a few flips in michigan market, not detroit, areas like lansing, jackson, Ann arbor, or kalamazoo. Once you double your cash on hand start with a couple buy and holds while flipping to continue to raise your capital level.

Yonaton, there are several areas in michigan that are good for this, but you need someone here to help you. Its more important to build relationships with good people. Areas is all a matter of opinion. In my opinion, Detroit is not a good area for a long distance area unless you have people there you can trust and what I've seen in Detroit, there are not many there.
