I am a newbie so please take my answers with a grain of "newbie salt" But....

It seems like the call to action is "call Duo today for a Free market evaluation" or "free consultation" or as i see it "call Duo if you just so happen to be looking at postcards and feel like reading a bunch of stuff to get to our message of what we would like you to do....or not...its not really that important"

I would think that high net worth people who live in these homes are more keen and less susceptible to what they perceive as "Junk Mail". "Bottom Line" call to action and/or solutions i think would work best with people who probably value their time.

Big Bold Letters LETS GET YOUR HOUSE SOLD! or CALL US TO GET YOUR HOUSE SOLD! or something like it, you have to change it to suit your market but you get my gist

Now, Im a big fan of minimalism in advertising and want to convey my point in a powerful image and/or few words. So the house with the pictures and Just Sold is great. I would BOLD and make red JUST SOLD and JUST SOLD FOR 3,820,000. But the other side I would think of something similar maybe just with A A FEW words. GET IT LISTED. GET IT SOLD. CALL 333-555-1212

Like I said I'm a newbie at REI in general but I have been in advertising on a local level on a smaller scale.

How many yellow letters are you sending out? How often are they being sent out?

You send your friend gave you a list to send to...what kind of list was this?

How many probate names have you gotten in a 30 day period?

@Andrew Herrig do you have a friend, girlfriend, cousin, mom, dad, anybody that can answer a phone while you are at work?

All they need to do is follow a script that you provide, and that you will call them as soon as you are "done your meeting"

The reason I ask is because if you are going to get 20 - 30 calls per 1000 you definitely want to make those calls count. Thats good that you are delegating leads you cant use. I don't know if you do lease options yourself but if not you could probably go to one of the many DFW REIA groups inquire about people who do lease option deals...they may be able to do something with the ones that one full price.

Are you sending out Yellow Letters?
And if so are you printing the actual letter or physically writing them?
What color is the ink?

Same goes for the envelopes. Are you physically handwriting the address on the envelopes or printing them?
Also what size and color envelopes you are using? and what color is the ink on the envelopes?

The reason I ask those series of questions is because you are getting almost about a 2.67% response rate with your letters, 20 contacts out of 750 letters, and usually that kind of response rate is seen with post cards (0.05% - 3%)

So I wonder if its your list, or style of letter/envelope you are sending.

I dont know how to get a list, but I do know its public information. I assumed you properly already "Googled" your way through and through...

But remember its public information, so if you ever run into a wall make a Freedom Of Information Request:

And as far as I know it would be a traditional buy, you basically would buy at their agreed upon price and obviously pay the outstanding taxes on the property. Now some counties allow you to negotiate, some don't, so you'll just call them and ask them. And assigning them would be no different than any other assignment, think of tax liens as added expense, just like a caved in roof, or bad foundation. You will negotiate a price low enough that it would make sense to a buyer.

Just be concious that sending Lumpy Mail is MORE expensive. If it can't go through a sorter it is charged at a different rate.....FAR DIFFERENT!

@Kyle B. The clerks may not know exactly what you are asking for, but I am pretty sure who ever handles the Freedom Of Information Act Request do. File one.
