I think you are talking about Every Door Direct Mail. People have used it, but from what I understand its more for branding purposes when you want to make yourself known in a certain zip code. 

@Wendell De Guzman I've been thinking about the training of the acquisition manager. Because thats one of the major bottle necks people encounter when trying to scale their business.

Is there a way to develop acquistion training video modules (accompanied with pdf's for policies & procedures and testing of course) that an average intelligent person should be able to go through and be at least 50% up to speed into what you need them to do? Simliar to something that Lynda.com does.

I'm thinking this could be as extensive as a 20+ hour training including actual recording of day to day operations, negotations, pulling comps etc etc. This would take a lot of time to produce, but once implemented and tweaked you could train people virtually.  Or if possible, you can use it as means to even get hired...they have to go through the entire training and pass the test (scenarios) in order to be thought about for the job.

@Jared are you saying that you need 560 phone calls to yield one deal closed? 

Using a generous 10% response rate on a yellow letter campaign that would mean you would need to mail at least 5600 people to get one deal. I know that I'm way off that's why I'm asking for clarification

2. Finally, we found a PORTFOLIO LENDER that is willing to do the financing for our rent to own program. Conventional lenders do not want to do something creative. Our rent to own program is "creative" because I have the cash but I am partnering with several "credit partners". Conventional lenders do not allow this.

Well, I finally got a "YES" after getting "NO's" from 4 other lenders. Persistence does pay off. SO if at first you get a NO...get more NO's until you get a YES!

@Wendell - could you explain this a little more....
I thought all the financing came from the seller keeping their original mortgage in place

@Jon Klaus what do you mean by hand written note? Is it a typed letter mailed WITH a small handwritten note as well?

@Andrew Cordle Are you mailing the SAME list every week or are you mailing PIECES of the list every week.

Example Mailing: 1000 mailers to the same 1000 people per week or mailing 250 mailers per week to a list of 1000 people.
