@Account Closed Congratulations I have a couple questions.

1.) It seems that you are doing mainly Rehabs am I correct? What are you using for financing?

2.) Is your main deal finding strategy to mine the MLS for properties?

Try ZOHO CRM. There is a Real Estate Investor that customized ZOHO for Wholesalers. Her name is Tracy Caywood and she has a website called PropertyMob. I dont know if that is what you were looking for.

@Kenneth E. Here are a couple of questions:

1.) What podcast/webinar were you listening to? Was it the Podcast #16 from Joe McCall's website RealEstateInvestingMastery?

2.) I checked out that website and it seems to me that Rent-To-Own programs find people who have money, but have bad credit. And what they do is put them into their own "Credit Repair" program (which from what I can tell is just producing a series of letters to Credit Agencies as well as probably other tactics involving "positive credit" which is a conversation for another day)...but is my assessment on Rent-To-Own Correct?

3.) What do you need a Notary for in the Rent-To-Own Process. (on a side note: I know you need a notary to sign a Contract Assignment that you would use to wholesale if you want to take that contract to the court house to be recorded on the deed)

4.) That Truila heat map is an awesome idea (amongst other awesome ideas in this post)

@Bill S. If a house is Vacant AND DISTRESSED there is a significant increase in motivation you just have to make sure you get some type of correspondence to the person in charge of making a decision on that house.

If you have an LLC set up you can register with high level skip tracing services like TLO, Microbilt, or Accurint, and track the owners or decision holders down.

Barring special circumstances, having 500 LEGITIMATE Vacant and Distressed properties per month, with the correct decision makers contact info, I believe you should be able to get a deal...following the 4-6 multi touch rule.
