Quote from @Alan Asriants:

Don't buy the property without proof of it being a legal Duplex, regardless of it's zoning.

There are plenty of illegal multi families in Phila even with RM-1 zoning.

Converting it might not be an issue but will sure be a process.

If your property is marketed as a Duplex, make sure the seller provides an L&I cert showing the use of the property as a two unit property. It should look like the attached pic

Your Realtor should know this.

I don't advise getting creative and try to buy a single family as a duplex unless its a steal.

the value of a duplex and single are different. Get verification from the city that is legal. Otherwise I would terminate (this is all dependent if the property is marketed as a duplex)

 What is the process of converting a single-family RM-1 to a Multifamily RM-1 (Triplex or Quadplex)

From my understanding, it's only getting a use registration permit. This is one of the forms I came across online, which does not seem that difficult. But I see that there are people who charge for this so I am assuming it's A LOT more difficult than it seems.

@Rickey Miller Jr Great Share! If it's not too intrusive would you be able to detail a few numbers? How many dials per day? How many leads/appointments? How many closed deals? Average profit per deal?

Has anyone found a way to get prior consent?

 This is no way to get prior consent to a cold text. Its spam marketing. But the reason why so many people are doing it is that they figure that they figure "the government can't catch us all" and they take their chances.

@Guy S. I have a few questions?

  •  I am assumming that each "funnel" like a list of some sort, such as Absentee or Tax lien....am I correct? If How many are you guys doing per month? from 10,000 up to 16,000 per list?
  • Are all of these calls just from one city?
  • What is your call to lead ratio? (if you don't mind sharing)
