I doubt it is. The load bearing walls are generally the long walls on the "outside" of the house.

What do YOU think of that area? I think @Lucas Pfaff could give you some great info on that area. My parents had one property over there right by camiel's beer distributors. 2 bed one bath bought for 105K in 2008 or 9. about a 35k-40k full gut rehab. All work done by my father and I, we made it a 2 bed 1.5 bath. I personally lived there for 1 year rent free. Then my parents rented it out until this past year. They sold it for 185K around June this year after getting about 4 years of rental income from it.

I think we need an address. philly is very block by block. As you can see from what @Jamal Pitts mentioned, values can vary greatly.

Maybe look for a good contractor and not have him as a partner?  From everything I've read on BP, this is the way to go. Pay him according to what he is, a contractor. Nothing more, nothing less.  I understand the point of your post, but I think it would create a mess. Don't try to recreate the wheel. Maybe later on down the road, the contractor you have been working with will become trustworthy in your eyes and you could then look into a partnership like you describe.

I feel for you. I'm in the same pattern. Work at my time job 6a-2p, then on my flip till I feel like stopping for the day. Usually 6 or 8 at night. I DO have a girlfriend and like someone already mentioned, having a significant other who supports you is huge. I'm actually picking her up from her job today and she's helping me for a few hours! I plan on hiring out certain things though, roof (going on tomorow), the main sewer and water lines are getting done by a plumber but the branch lines are on me, sheetrock, and stucco. I'll do most everything else myself. 

Keep it up! Hard work pays off, but damn, it's hard work!!

Is what you posted is exactly how you presented it to potential lenders? I would spell check and check it for grammatical errors before submitting. If I was a lender, I'd question it just on that alone. In my opinion, things with those types of errors look very unprofessional.
