300K to invest

I have 300K to invest. Should i put 20% down and get a business making 20% a year?

That's technically a 100% return on my money.

Only problem I'm having with this, is some franchises i've looked at have a net worth.

Can I partner with someone who has a net worth + the same down?

How can I find that partner?
