Wouldn't you need the financing up front for a double close? how many double closings have you actually done? From my understanding, it is very uncommon.

Ever use a land trust? I do believe the cash buyer doesn't find out about the assignment fee when using that...

so theres this 6 unit building on 21st street between South and Lombard for sale. last time I looked it up, it was going for 1 mil.

@Chris Rosenberg I live at 20th and South Street. I really like the area. I haven't done much traveling south of Washington Street though. There are a lot of young professionals in this area as it is very close to UPenn and Drexel. My fiancé works at Penn and its a 15 minute walk from our apt. I haven't looked into any RE here as Im just starting out learning everything I can before diving in. I just recently joined BP.

If you need any sort of info, pictures, or anything I could actually do while living so close (to save you any trips back and forth) I'd be more than happy to help.

Hello,

I just recently joined bigger pockets. I am interested in multi-family, rentals, flips. Some I would like to keep for a longer period of time, others I would like to unload quickly. I want this to be my full time job, but realize that having a job while working at real estate investing is a great idea.

Im not really sure how to go about any of this and so far this site and beginner's guide has been very informative. I have learned some things from my parents, who have a couple of investment properties in both Philly and near Scranton where they live. I am looking for things in both areas and everything in between Scranton and Philly.
