My experience as a newbie is a warning to other newbies: stay away from shady people lest they trap you in their web/network of *&%#@.

@Kyle Penland got it right. Talk to property managers. I believe that area is still the Sharswood area. I recently read an article that the PHA just broke ground on a big project in Sharswood. 

Brewerytown starts around 25th (@Troy Sheets am I correct on that?) and moves west. I'm not sure how far east past 25th it could go. then again, 10 years is a long time. 

I think the rents that @Matt Roberts mentioned would be right on.

@Mark Redmann I see you invest in philly- do you invest in the upper darby area, or elsewhere?  the overbrook section has significantly lower taxes, but I am not familiar with the rents or the area as much.  looking for buy and hold  SF or duplex/triplex.   

 Haha not Mercedes, but they sure are shiny and new! I stick to brewerytown, fishtown, and point breeze.

what about in floor radiant heating?  I was just having this convo with my HVAC guy yesterday. He asked me if I had thought about doing in floor radiant heating on my next flip. He says its the most efficient since it heats the whole room from the floor up to about thermostat level. No need to heat anything above that since most people are about 6 foot tall anyway. Since I do most of the work myself, he suggested it because its fairly easy to install.
