Anyway, PM me if you want a good contractor. He's specifically a tile guy. I'm not sure if he would do other things. Worth a shot.

yeah I think Jacqueline is correct. I've only flipped and haven't gotten into buy/holds. About a month ago I read a blog about it. I think Brandon Turner wrote it. I was into it until he said "sorry flippers, this won't work for you".

Otherwise, I think Mike is correct, but I think his time frames are slightly off. I THINK it's the 45 days to locate property 2, but I think it's an additional 135 days to close on it. The whole process is 6 months from the time of sale of property 1, with the initial 45 days being the time to locate property 2. Locate could mean under contract, but I'm unsure. 

Brandon Turner did a good write up on it. I think it was one of those BP emails I get every week, about a month ago.

I haven't used any yet, but I met with @Daniel Flesher from Cadre Design. He was great to talk to, it seems like they WANT to work with investors. My realtor said Cadre is a known firm in the city too.

Philly has some good zoning documents online. From what I've read, RM1 and CMX1 are allowed to be duplexes. CMX2 is the one that requires an actual business on the street level. If you search on Google for cmx1 zoning Philly, you should be able to access the same pages I was reading. I think one of them was by Anastasia Law firm.

Planned on doing most of the work myself. I work full time and this was my second "job" Over paid on some of the things I hired out, due to bad referrals, but hey, learning experience. My parents funded everything. I had nothing out of pocket.  I know, I'm lucky, but I will say it was a lot of work.
