my parents own a 4 family in Jermyn. They haven't had too much problem with finding tenants. They are renting 1 bed/1 bath units at about 600 if I remember correctly. I don't know what they paid for the building, but a few years ago when I ran the numbers it definitely cash flows very well. They have rehabbed 3 of the 4 units at this point.

I'm my own contractor and did mostly all the work myself on my current flip. I only needed a select couple contractors for specific things. It sounds like you want a General Contractor to oversee the entire job. I don't have anyone for that yet. In the future I'll be looking for this also. I have a full time job and did this flip after work and on weekends. It's not scalable for the type of business I want. I'm also looking to find a financial partner to move forward with and to grow a business with.

I had bad luck with Craigslist. One guy tried to do my roof without insurance. Wanted to start the job (a one day job for a roofer by the way) and get a partial payment to pay his insurance company, then provide roof of insurance. Then he would finish the job. I forget that guys name. John something. 

Also stay away from a guy named Wayne. Message me and I can tell ya his whole name and company. Good talker this guy is. 

My best contacts have been through friends who are in the real estate business. Even though Craigslist sucks, I found a good demo guy and a welder there who actually did what they said.

not sure what happened there. I guess that's what happens when you start replying from a cell phone, but the laptop finally boots up and you decide to switch!!  oh well.

As far as I'm concerned, @Troy Sheets and @David Ross would be the resident BiggerPockets experts on #brewerytown. I am now investing there because of them and will do really well on my current flip.  I will be searching out more flips and holds in this area with my (our) current direct mail campaign.

 On it like sonic! Saw that post this morning! They seem to have comparable quality and it actually looks like the color names are the same or very similar. I didn't see a grey cabinet though with the kitchen search folks. I sent my floorplan and am awaiting a price! Thanks Troy!

Did you ask the HVAC guy why he said to change it?
