So my tenant put in her notice and she will be moving out November15. I'm thinking about moving into her side when she moves and renting out the side I'm currently living in. My side has new laminate hardwood, fresh paint, and looks a lot more modern and updated than hers. I can move into that side, rent this one for more, and work on that side as I live in it. Plus, I can start advertising my side immediately and have a tenant lined up so I don't go a month vacant. What y'all think?

Noticed the other day when I walked into my tenants unit that there was a bunch of gunk like oil type build up crap just in front and under the stove.... I didn't say anything about but I probably should have..... is there anyway I can let her know in a professional and non offending way?? Like "hey I noticed you had some sh*t in front just under the stove. You should probably clean that up to avoid pests and stuff like that"... lol, not sure how to approach this.

David Faulkner yes, I considered that and had my own technician go out and look at washer, and she told him specifically that it was not "spinning" but had told me it wasn't "washing the clothes right". As for the dishwasher she's claiming that it's "not drying the dishes". My PM, and even my tenant, both confirmed that a technician was sent out for it, TWICE. -PM says technician found nothing wrong with it both times.... -Tenant claims "he didn't fix it".... I'm like, okay someone's BSing me and I don't have time for games that's why I'm posting this on here for advice. I caught myself stressing about it for a minute and had to back up for a second to see how to best handle this...

So my tenant is complaining about a dishwasher not drying and a clothes washer not spinning. My PM says they've sent a technician out for the dishwasher TWICE already and they did not find anything wrong with it...... today I had a technician come out and check the clothes washer who also said that it spun just fine...... My question is how do I handle a tenant that is complaining about things not working when apparently they are working just fine?!

Since I am going to be sharing my personal space, I know that there may be some things I'll be sacrificing. -What are some tips you guys have when it comes to searching for a potential roommate? -Do I screen them just like a tenant? -How do I know what to charge? -Where can I advertise? -should/could I set rules in the house? (Cleaning up after yourself, taking turns cleaning bathroom, limited amount of visitors at a time, etc) Note; It's a 2 bed 1 bath

Next time you see a "we buy houses" sign. Give it a quick call, those are mostly wholesalers in the area.
