Should I get the pine tree cut?
I have this huge pine tree in front of my duplex. Branches seem to fall every now and then and I'm afraid it might one day fall on me or even worse on my tenant and lead to a law suit. What do you think? Should I get it cut? Can I get sued for that?

You can be sued for anything. I'd be more concerned with it falling on the house. Is it in danger of doing that? Either way having it removed shouldn't be a tremendous expense and then you'll never have to worry about it again.
