Post: Should I get the pine tree cut?

I have this huge pine tree in front of my duplex. Branches seem to fall every now and then and I'm afraid it might one day fall on me or even worse on my tenant and lead to a law suit. What do you think? Should I get it cut? Can I get sued for that?

Deanna McCormick Thank you! I let my PM know and told him to send them a friendly letter about the bottle caps, cigarette butts, and their filled up trash container . Next time I'll have them fined!

So I had asked my tenant to pick up the cigarette butts ONCE already, maybe about a month ago. When I was mowing the lawn last night I notice 2 or 3 butts and two bottle caps on the drive way... as I went to the back part I noticed that there garbage bin was full to the top. (Not sure about the garbage being an issue but I feel like they should be on top of that and should bring it to the front when weekly for pick up) What should I do? Give them another warning orrrr? I was thinking I should've took pictures and sent them to my PM and had him send them a letter of warning that next time there will be a fee. What do you guys think? It may be awkward when I see them after doing that but I don't care. *shrugs* I just don't wNt to be in the wrong. I want to show them that I'm cool, as long as they do they're part that's all. Thanks.

Since I'm House hacking, that means I pretty much see my tenant on the other side daily... my job and the activities I engage it don't call for me to DRESS in business casual so it kinda forces me to dress more so athletic, (joggers, vans, basketball ball shorts, snapback hats etc) every now and then when I can I'll dress up with some chinos and a polo. My job is physical and that's why I dress the way I do. I just wanna know how much does this affect the way I appear to the tenant? I mean, when talking to them I use a serious and professional tone. I know that dressing a certain CAN affect how others treat you. Is it a big deal or no?

So the sewer bill only comes as ONE bill. They will not split it, and it would be on me to handle it with the tenant if I choose to make them pay for their half. How can I go about this? I'm in Columbia, SC Richland county. I want to do it professionally and organized, not just by going over and knocking on the door like "hEy, I nEed thaT halF!" Lol. Please help. Thanks

My tenant says that her dishwasher doesn't dry and something else about the laundry washer.... I am going to attempt to fix it myself and would like some tips on how I should go about this. I was thinking that the very FIRST THING I should do is run a test cycle to see exactly where it's going wrong. And then after that maybe google searching whatever it is that's wrong to see if a specific part may need to be replaced.... May be a dumb question but I've never done ANY kind of handyman work but I'm about to learn it...

Kelly O'Quinn in this case she did not know anything about the work that was being done. Should I have let them know ahead of time that work will be done on the house a couple days ahead just so that they are aware? Also, would renters insurance have covered them had they had it? And should I recommend future tenants get renters insurance to prevent things like this from affecting me?

I should probably first start with asking her for the receipt right? She did hand me the nails that were on her driveway. I don't know if that helps. I thought that they could be used as proof that it was their nails. @Samantha Klein

That's what I thought @Samantha Klein . So go ahead and take care of her first and then contact the company for reimbursement. Also, I should def pay her with a check or money order, right?

So the other day I had some downspouts installed on my duplex. They did a pretty good job, only thing is they left some nails on my tenants driveway and she came knocking on my door telling me how the nails got in and popped 3 of her tires. She had to get them plugged. How should I handle this?
