Tenant complaining about issues that aren't there.

So my tenant is complaining about a dishwasher not drying and a clothes washer not spinning. My PM says they've sent a technician out for the dishwasher TWICE already and they did not find anything wrong with it...... today I had a technician come out and check the clothes washer who also said that it spun just fine...... My question is how do I handle a tenant that is complaining about things not working when apparently they are working just fine?!

It is possible that the tenant just can't be pleased, but have you also considered the possibility that the issue your tenant brings up is legitimate and your PM and the workmen they are sending out are incompetent and not fixing the root cause of the problem though they keep charging you? Or perhaps milking you with repeated service calls? Or both? I've had this very thing happen, multiple times ... I would not blindly take your PMs word for it ... it is easier for the PM to blame the tenant rather than take responsibility.
