@Jason D. I might have to. I just feel like it’d be doing too much considering the area/comps, but I guess if ima be spending about the same amount of money either way, it would make send to just go wit the granite...

So I’ve been looking around for a minute trying to find someone who can install laminate countertops for me. I’m geting ready to rent this thing out and the countertops are kind of shot. The estimates I got were, $800, $1200, $1000..... I got a lady who who estimated GRANITE for $1160, thats including a new sink, labor, taking hauling away the old countertops and all.

With the numbers I been getting for laminate, I might as well get that granite for $1160 put in. I just feel like granite sounds too high end. And my area is not really high end. It’s like a C+ B neighborhood... I don’t think much people have granite. Although the neighborhood Im in is mostly single family homes my side of the street along with my property are all duplexes. The street behind me is a bit rough but my neighborhood is pretty walkable (a lot of older people take walks, people walking their dogs, people walk/jog, multi cultured) And I don’t think any of the duplexes have granite.... I feel like it would be over improving by doing this...

What do you guys think?

By the way I’m in Columbia, SC in case anyone knows anybody who may do it for a fair price. Thanks in advance!

@Tyler Madden you got a point there Tyler...I was told that they will reimburse for loss of income. But they said they will need rent roll from my PM. I can get that easily. I was going to wait until this all finished so that I could collect it all at once but you’re right though, as long as that’s coming in I should be relieved some.

@Michael Ealy well, I mean yeah, I’m a bit frustrated but at the same time I love the growth that I’m experiencing and the challenges I have been overcoming making me a better investor...I’m taking the time now to learn from mistakes so that I have a strong foundation already built for when I get to 100 units I’ll be a much stronger investor.....

but yeah, just like I thought, the insurance agent needs to be fired. I feel like she should be brokering this whole situation.

Would like to know for you hands off, investors is how does a situation where a rental is down/ vacant due to damages that involves insurance. When the insurance is dragging their feet and it’s just holding money up. How do you manage these situations? And if you have a property manager or an insurance agent, do you expect one of them to handle it for you? Or do you always step in and take csre of the situation from the beginning to need? I’m dealing with this currently and I have been the one who has to keep staying on top of everyone to make sure they stay moving... it’s crazy how they are doing the are minimum and after speaking to one or another they don’t ever follow through or respond like their are supposed to... if I don’t reach out, weeks will go by and I won’t hear from any one....even then when I do reach out for updates, I get no answers. It’s lile I have to blow their phones up or get upper management involved to even get a call back... it’s ridiculous...

I started to think ahead to when I’m at like 100 units versus now where I’m only 2 units. And I was thinking “ sheesh, I wouldn’t have much time to be managing all this, who would be on top of it then? Who would make sure everything is handled in a timely manner and mean business when they do? “

Let me know how you guys handle these insurance situations... I’m ready to get me a lawyer and go to war with these people if necessary...

So I currently live in Columbia, SC, and I’ve been here since 2012. I bought my first duplex that I’m currently house hacking January 2017. My mother is currently living in Jacksonville FL. I have visited a few times and I am loving it there....

I really want to move there because it seems to be a bit faster paced and more diverse than Columbia SC which is what I want/need in my life.....My happiness will definitely increase by a lot considering that I’m a bit lonely here in Columbia and tend to get depressed a lot being alone in this state......However, I feel like i have to do what makes sense investing-wise and I will make all the sacrifices I need to.

I’ve gotten familiar enough with Columbia and I feel like I should stick to where I already am at since I have some understanding of it i.e sides of town, good/bad areas, schools, price ranges of properties, rents, etc. At least till I reach financial freedom...

If I move to Jacksonville, FL I feel I’d be a lot happier but I’d also feel like I would be delaying my goals and would have to learn and familiarize myself with the market there before I could continue to build my portfolio, but I know that it does not necessarily have to be like that if I have a plan and do my homework... I just don’t want to leave a good market for a crappy one is what boils down to...so what are your thoughts?

Jacksonville, FL vs Columbia, SC. What are some pros and cons of each?

So, I’ve posted before about the leak out the the A/C that resulted in water damage under the laminate flooring that also then resulted in mold.... I had put in a claim like in October and they don’t get a adjuster/inspector out until the end of December 27....

The adjuster was suppose to call me to update me on what the deal was.... NEVER called me... I have been trying to reach out I’ve left countless of voicemails and NOTHING... this guy is unreachable....

I finally received a call from him last Friday and he tells me that they are going to issue me a check for the water mitigation that was already done because I didn’t want the damage/mold to worsen....

They send me a check for 9k but the costs are 16k...

He was supposed to call me back by the end of that day to let me know about the a actual mold removal...

NEVER called... just as I thought he wouldn’t...

It’s been a week, now going on the second and I still haven’t heard from him.... I know he’s playing games with me and I’m fed tf up.... what can I do to get these people going?

I got my contractor trying to reach him, as well as my insurance agent and it’s like it’s freaking impossible to get this man to respond.... I need to get this thing rented out again and they are just taking their sweet *** time I’m ready to go to war right now......

Let me know what your thoughts are and maybe give me some tips on what I can do to get them moving...

So my previous post was about a leaky A/C unit. That caused water damage under the laminate floors. I got with the insurance and I’m going to be using them to handle the situation... I got my own contractor to come out and get started.. they pulled the floors up and went into the crawl space and found a TON of mold... more so in the crawl space. I’m a bit stressed out but I understand this is a part of the game and it’s a learning experience. Anyway, I just wanted to hear some of your experiences dealing with mold, insurance, and if you can give me some tips on how to deal with insurance that would be great! Thank you all.
@Peter M. Lol true. I guess it is that simple right. I can also just cut the branches back away from the house and never deal wit it again too 🤔. Think that’s what I’ll do!
