Tenant moving out duplex house hack. Move to her side?

So my tenant put in her notice and she will be moving out November15. I'm thinking about moving into her side when she moves and renting out the side I'm currently living in. My side has new laminate hardwood, fresh paint, and looks a lot more modern and updated than hers. I can move into that side, rent this one for more, and work on that side as I live in it. Plus, I can start advertising my side immediately and have a tenant lined up so I don't go a month vacant. What y'all think?

James K. Like I need quarter rounds installed around the hardwood floors, I hadn't got to that and thought I'd be alright without it, but of course I'm going to need to put that for the tenant.

I think I'm going to swap appliances as well, the one in my current tenants side are all new, (stove, dishwasher)

Also need to paint or mold or whatever you do to a patch on the wall behind the bathroom that's been cut open for plumbing work.

Going to need new blinds
