So quick question... to all the hands off landlords, how do you keep the leaves on the roof of your rental properties cleared up? Who would normally take care of that? Is it the property manager? Is it the guy who maintains a the lawn? I know I could do it myself right now but when I decide to move away and grow who would eventually take care of it? Just wondering

@Amy Beth is tryna see how or if I can possibly avoid financing one since it does Roman pretty good... I forgot to mention that I do also have a home warranty (Home shield) so if it was to break down and become irreparable then they would replace it entirely for me... of course there are probably a number of reasons why I should not wait for that to happen but yeah

So a couple months ago I had a leak from an HVAC unit in one . the HVAC is over 30 years old... the leak was fixed but the water of course sat under the laminate wood floors and now I’m dealing with trying to repair that.... my thing is that if I get that repaired and the leak happens again, I’m going to be pissed! Lol... but of course I’m sure I can prevent it again by getting a new one only thing is I don’t really have the money for it.... What do you guys think? What are some ideas and options?

I prob will have to replace them all añadidos I’ll go with the vynl plank like a lot of you advised...now what do y’all think I should do with the tenant while this work is being done? He’s still living there and of course that work will be all up in his way?! What happens in this situation? What are some ideas?

so long story short, I had an A/C leak... got the leak fixed but the water that cane out got under the floors.. the tenant put in the request to my PM and my PM’s flooring contractor estimated a total of $1900... I feel like that’s ridiculous... I mean idk know because I’m still young in the game but what do y’all think? I know it depends on the square footage that got affected but I think he said it’s a little over 300sq ft that got hit... but just wanted to get feedback maybe hear some experiences

I like what Kevin Breslin says! I’m having a tenant who for the second hasn’t brought the bin to the back after it’s been picked up and I’m about to have give him a second “friendly reminder”. It looks so ugly and out line when it’s just sitting there in the front and the rest of the street has brought theirs to back in.... what is so hard about wheeling it back and forth on collection day??? It’s not even a 45 second walk in my case. But whatever. I’ll send him a reminder again if it’s still there tonight and if not I will start to see if I can charge him a small fee or something.

So... neighborhood is a nice and quiet area behind a main road that has some rough parts... my neighbor itself is pretty nice and people always mention things like “oh I never knew these were back here!!” “This is really nice back here!!” Etc....... there are about 10 duplex’s before mine and they are all alike (townhouse kind of styled)....MY duplex starts the next set and there are about 10 of ours as well (side by side styled) across the street and the rest of the neighborhood are alllllllll single family homes that are pretty nice and well maintained.

So I recently cut down a pine tree from my front yard that I felt like was just a hassle due to the pines that it dropped leaving a constant mess...

I bought a Japanese maple tree to put in place of where the pine was and some small shrubs to fill the middle of the duplex and the sides.....

The duplexes I mentioned that were BEFORE me all have small trees alike and all are maintained by some landscaping company and from mines down all pretty much have PINE trees.

Will me taking down my pine tree and replacing it with the Japanese maple be an over improvement? Idk if this might sound like a dumb question but I felt for a second like mines is already looking better than the other duplexes and the all this lawn work I’ve been doing will be somewhat out of uniform and I just wasn’t sure if that might’ve been an over improvement type thing... please share your thoughts. Thanks

So my neighbor was texting me this morning about a tree that is in the front yard and it apparently split apart last night. She’s referring to it as a shared tree between me and her. She then starts telling me how the previous owner was going to go half with her and all this jazz about cutting it down..... To me the tree really looks like it’s more so her side. It is almost directly in front of her side. If anything maybe an inch or 2 of it just barely touches my side. I was going to respond to her text with: “I did notice it on my way out this morning. I wouldn’t have a problem going half with you on taking it down but I think first I would like to confirm that it is actually a shared tree on both my and your property. It looks like it’s more so on your side. “ What’re your thoughts?
