Duplex house hack. How do I get a roommate?

Since I am going to be sharing my personal space, I know that there may be some things I'll be sacrificing. -What are some tips you guys have when it comes to searching for a potential roommate? -Do I screen them just like a tenant? -How do I know what to charge? -Where can I advertise? -should/could I set rules in the house? (Cleaning up after yourself, taking turns cleaning bathroom, limited amount of visitors at a time, etc) Note; It's a 2 bed 1 bath
