Hi,

I signed up for bigger pockets a while back(2 years ago) but have recently become more active on the forums and trying to be active in real estate investment.

I bought a house close to downtown San Antonio last year. Originally was going to rehab and possibly flip or keep it for myself. I've been living in what I refer to as the crack free crack house since November. Mostly I stay in my RV out in the oilfield though.

Right now, I am trying to decide on the best game plan on how to proceed with this property. Fix it up and resell? Scrape and rebuild(possible multiple units)? 

I'm also trying to get out and meet people who are active and more experienced. Would love to maybe meet with some people who are knowledgeable about this part of town and have experience with different kinds of projects/exit strategies.

Hi,

Does anyone have any tips on how to find smaller independent self storage buildings for sale? I'm looking for smaller places. 20 units, maybe more but not huge corporate ones. Dallas or San Antonio, close to the urban core. Can be in less desirable areas such as industrial or warehouse districts.

i took a practice test till I was consistently passing( 3 times ) and signed up.

With the amount of old apartment buildings right around there being converted from all bills paid slums to $1500 a month yuppie apartments with a bit of lipstick and landscaping, that place will be snatched up quickly for sure.

Not really sure how you can benefit from this. If he was telling you he really needed to sell and was open to some sort of creative financing or handing the property over to you, sure. But you say he is in no rush to sell the place, isn't happy with his agent. In other words he wants top dollar and has likely overpriced the property. 

What deal do you see here?

They were month to month. Raise the rent to $1400 immediately(within the requirements of the law). They would have either paid or not.
