i would definitely ask around for other plumbers. I recently paid $150 for having sewer line snaked.

Stop focusing on her and start focusing on finding a better tenant.

You already have your mind made up. You've already been told what you want to hear. The time you spent making this thread, reading it, replying to it and all the consternation over this tenant is time you could have used to solve the problem which is you have an empty unity.

"Tenant's gripe is..."

Who cares? Irrelevant back story. 

"The duplex is already profitable at 50% occupancy."

Then why are you focusing on this?

"I can use the tenants $500 towards eviction fees."

Are you a masochist? Why evict when she already wants out?

If the wiring and plug for the ac circuit are properly sized then the 30amp breaker is a non-issue. 

If it has wiring for a 20amp circuit but a 30amp breaker it violates code.

It's most likely fine. If the inspector knew what he was doing he would have caught the under sized wiring.

Of course it's gamble! Sometimes I like to play craps though. Just curious what someone thinks might happen with these properties eventually? Perpetual limbo? Bought out by another developer? Insane assement against owners?

What do you think of this situation?

Waterfront luxury condos. Foreclosed and struck off by the county. Minimum bids of around $3000. Sounds like a slam dunk right?

Except the complex was not finished! 4 buildings out of 7 were completed, and now there is a lawsuit between the developer and the HOA. Then the county foreclosed on the unbuilt units for back taxes, and they are now on the struck off list.

What happens here? If someone were to buy one of the phantom units from the county?

 Don't want the tenants disturbed by a constant stream of tire kickers. An offer with contingency at least shows a degree of seriousness.
