Tax value is $58, has risen 2-4k a year since 2011. 

Not certain about current appreciation in the neighborhood, but the area is definitely seeing development and possible gentrification.

Found a 2 bedroom built in 1999. Needs paint, new carpet and the cheap thin kitchen flooring replaced(Not sure what it's called but it's peeling up in the corner). 

Asking price is $65k.

Average rent in the area would be around $800 a month.

Close to downtown. 

I have equity/credit partner willing to secure financing.

Buy and hold it? Flip it on an owner finance deal? Pass?

Commercial is interesting to me, but not entirely sure how to get started. My plan is to eventually scrape and rebuild on this property I have now. 

Mostly right now I feel like I need to take some action but I tend to get stuck in analytic/learning hell.

 There are hacks to have more than 1 GV number but unless you are absolutely desperate to save a few bucks, it's probably best to just use a voip service like ring central and buy additional virtual numbers

I've been working in the oilfield the past year. Right now work is at random intervals if at all.

I am licensed, but in a city with few to no contacts. Own a property that I am currently living in. 

I also have a credit/equity partner interested in doing some deals.

Trying to come up with a game plan on supplementing and ultimately replacing the oilfield income.

way including subcontractors, management officials or those of a subcontractor, an immediate family

member of a management official or those of subcontractors, and affiliate entities or those of your

subcontractors cannot purchase or lease, a HUD REO property.

Any other entity under contract with HUD who prepared reports used as basis for the list price or

acceptance of a bid, or a HUD employee who has involvement in the management and oversight of HUD

owned properties or HUD's M&M III contractors, or persons related to such a HUD employee by blood,

law or marriage, cannot purchase or lease, a HUD REO property.
