Meetup.com and find local groups. Even just groups for topics or hobbies you are interested in but also investment/business groups.

Depending on the laws where you are placing signs it could possibly result in loss or suspension of your license.

I think that would be an extreme situation.

Like Jonathon wrote above, I'd probably want to make sure I did not run afoul of any brokerage/real estate commission laws as I can only assume those would be much harsher to deal with than the typical code enforcement matter of putting out signs.

Looking for low commission, low interference broker to hold my license. I will be doing deals in the San Antonio area. Not interested in monthly fees. Don't need leads.

A house in my neighborhood that I would love to get my hands on was foreclosed 2 years ago. Unlisted. Tax records show it's owned by a large bank. No asset manager papers in the windows, but I know it's being maintained. So frustrating.

Only experience I've had with Auction.com was as a contractor for a company that worked with them. I was contracted to place auction.com signage at properties. Was given a lengthy list of places spread out across the DFW area. Followed the instructions and finished the list early. Spent quite a lot of time and fuel on something that would have ended up paying around $5 an hour, but having agreed to it I did it.

They never paid me. It was only something like $300.
