I'm not sure I understand the mindset of purposefully trying to lower income in order to pay less taxes. Are you really going to end up with more money by making less? Also, wouldn't this fall under the category of tax evasion(as opposed to avoidance)?

It doesn't take much in the way of vacancy to wipe out the ~$1200 a year difference. If they are taking good care of the place and are good tenants I would think that is a greater value?

It is orders of magnitude easier to spend less than it is to earn more.

Just a tip, east Dallas refers to a neighborhood of Dallas. Terrell is definitely its own area...

I used statece.com, which if you are not dependent on the material for actually trying to learn anything then it works fine for satisfying the bureaucracy. Not sure if they are in FL. 

I just found the cheapest and fastest possible way I could that would satisfy the state requirements. I "passed" all the "courses" in a day.
