check local ordinances on what constitutes a separate unit. I had a friend whose family got in trouble because the garage apartment had a stove. No stove and it wasn't considered another unit.

I don't mind the book so much as the cult like atmosphere and attitude around it.

I found it pedantic and obvious if anything, but if it works for you that's all that matters I guess.

I was in a book store the other day and saw another of his books. Picked it up out of curiosity but could not make it more than a few pages. I can't stand all the empty platitudes passed off as anecdotes that really happened.

Also the sentence "I had nothing but a dream of being extremely wealthy" definitely struck me as sad more than inspiring.

Unless you would need to pay more taxes on a portion because it bumps you up a bracket, wouldn't this be a wash as far as taxes?

I would take it but make her sign an agreement that it is non refundable.

Then use it to buy another property!

(I might also be a dumbass)

I am just getting started in San Antonio as well. 8 hours in realtor orientation today. Now I still need to figure out what to do!

Just make sure they are accepted by whatever authority grants licenses in your state.

Leads for buyers? Owner finance buyer leads? I assume plenty of unrepresented buyers end up calling listing agents these days?

Ali Express or Amazon. Can find them for around $5 if you dig around. I just got a box of 6 incredibly bright bulbs on sale on amazon for $30
