Hi Linda Pasas I am from San Diego Also, I started as a Agent in College and then worked for a big Private Equity, I Was the same I can never afford to invest here as a 24 year old punk, you would be sorprise at the very alternative financing methods, JVs and other way to get into the marketed that when I was an agent I was totally unaware. And now I doing more deals in San Diego then anywhere else do to our amazing Appreciation market.

If you only have 4 units you should at least try to do it your self for a year, and maybe after a Agent, or in that year might meet the PM that your looking for, but in a year you could learn a lot everybody should learn the trade. Before becoming a boss.

I am a Consultant that does some brokering capital, but work for private equity for 5 years, so your best bet is network and start putting together syndications, network with high net worth individuals and Institutional Partners, so you can start with pure private money and perhaps one day to be like blackstone, you need big Investors pouring in $250M-$500M on a Drop buying Level A premium Assets such as High raises and Other buildings over $150M is very hard and competitive but all dream are possible, every single one so network hard and work very hard to achieve a track record.

I would stay in the program, Fortune Builders is a Good Program, they are cheaper but they don't have the knowledge as FB, I am a Investment Consultant now so I have done many deals of my own and taken many programs to do what I do FB is one of the better ones out there.

I would buy with HML or cash if you have and Fix the Issues and Rehab if you really want the property and works for you is one way of solving your issue.

Yes sounds fishy, I heard deals 100% Financing, you do all the work, and Lender keep 75% of profit. a friend of mine does this like that, and he does lend to anyone that the deal makes since but his name is always on tittle, so basically people just find him a deal, do all the work and he gets a 75% profit check, not a bad paid day right
