New member/landlord from San Diego

Hi I am new member from San Diego. I like to connect with local investors to learn more from you. I have been a landlord for nearly a year, and currently I am managing the property myself (initially I had a realtor help to find the tenant and prepare the lease for me).

Since I like to learn and manage the property myself including to extend the current lease or to prepare a new lease in the future, I like to know you have been any online lease form/package for landlord (I prefer to have online signing feature). If you have been using such a service please refer to me. Btw, I am managing only one property now, so I prefer to have onetime purchase option rather than monthly subscribe.

Thanks in advance for any advice.

Terry

@Terry Nguyen, congratulations on becoming a landlord and I wish you much success!

I would advise you to learn the underlying landlord / tenant laws before you decide on any one set of legal forms. The best ones are from C.A.R. (California Association of Realtors) because they are updated on a regular basis by in-house attorneys. Consider Nolo.com as an alternative.

Having said this, there's much more to conforming with fair housing laws and keeping yourself out of court than just using the right forms. You may want to invest in hiring a property management company for a while until you learn the ropes my friend ;-)
