Varinder Kumar It is very possible to get lucky literally, But have you consider just paying 2.5% To Buyers agents then $500 To a Agent to Put it on MLS for you and you do all Showing, Buyer agents do all the work and paperwork, for 2.5% and you get more money, the money you think you are saving by not hiring a agent is money you are losing on the purchase price just think it like that for sale by owners rarely get top dollar, it sucks or love it but it is just the world we live in and there is no denial, that the REaltor association is very powerful, industry.

Don't Signed up for nothing, Don't Spend any money on Books about it, learn how to market it make a killer presentation, go on Linkdein reach out to many guys send them your projects if its any good trust me they will be interested, I worked for Walton Street Capital, Private equity a few years, Many deals were done like that or a guy in the subway etc, It takes a good idea, Your in New York were a lot on them are HQ, so if your not shy go in print out your presentation know your numbers, take any proven projects you have and sit at there lobby, It Works. @Dion Huey

Not that serious @Andrew Wong, I just did some consulting for a person last summer season that owns 4 condos in the village area of la Jolla, let me tell you what we found out, Village property rents easy specially anything with walking distance, I simple Vacation Rental Sign in the building got us a lot of bookings, VRBO,AIRBNB work well with properties under $400 per night, if your property is over that maybe you want to try reaching out to other websites like Luxury Retreats.com and others, any questions feel free to reach out.

Yes @Kim Myers I live in North County San Diego, But have done deals in OC and have syndicated some deals in Newport and Huntington, its a good time if you find a deal worth buying do it, nobody really know when market will crash people are paranoid, just make money while you can plus historically coastal communities here in Socal are not as affected in crashes, inventory is low if you find a good deal that numbers makes since go do it fast and move to next make money while you can you can, if it does crash buy cheap rent and fix and it 2-3 years will be back up, its just life so go and just do it, execute more, sure research and plan but execute.

Start networking meet people with money, make your self knowledge about a market and niche in market, put a project together and presented to the investor for sweat equity I started out like this. It's great it's effective but takes many many fails to get 1 right
