Hi @Jeff Banky, You shouldnt Pay there is Hundreads of guys that like sharing there knowledge, find the clubs in Your area even do I am a Consultant, I dont charge for Talking and holding your hand to the right deal. 

do a lot of self education, read and maybe attended some coaching latter, but nothing better then doing it your self and learning, with the best coach you can also fail.

Awesome story, this is been a recipe for success always, My father was in Land Banking which is a great industry. 

his model was buy land middle of no where and let the build around in mean time, grow crops and make cash. 

then Joint Venture with developer let them build houses do the work and make 35% Profits on the project awesome deals. 

me I bought, places people taught I was crazy why are you doing that is the bad area of Vista, 1 lot with 3 units on it in 2011 for cheap, It cash flowed good I had Section 8 tenant in one unit it was awesome always on time. then 2014 came along, They develop a beautiful track home development near by and 2 senior livings, by now had some more contacts and more money, but with $0 dollars out of my pocket, i partner with a group and we created a Senior Living with 16 beds. we are doing great, property is valued real high, thinking about 1031 for a more sexy asset in for oceanview senior living, that will bring me more revenue. because as Gordon Gekko said Greed is Good.

I have met a Few guys threw here as well, attended a few Real estate Investment clubs. they are many great clubs. But, I will like to start my own here in San Diego North County, for real estate investors in diverse markets, only investors. 

Talk about past deals and experience. 

I have knowledge in Senior Living, Small Development projects and Land Banking, I can contribute with please let me know if you will be interested in attending and what can you contribute, so we can all get more knowledge about everybody's, investment niches and experience and create relationships, with local investors.

Hi , @Gustavo Munoz Castro, I am Chilango, Grew up in Mexico City came here a few years ago. 

Escondido its a good place, if you are gonna be working close by. you might get 1 lot with 2 houses for $440k, I seen deals like that. in the past.

Yes attended meeting and network, first you want to learn some, before you have a mentor so when you have somebody in front of you know the right questions to ask.

I guess, my first guy on the ground a trustworthy Real estate agent that I met face to face, maybe comes recommended just cause the fact he knows the area and you really had to trust the guy since you don't know much, then also I have done in the past just go around the area, se what kind of people hang at the coffee shops etcs, you cant judge a book by its cover but you can formulate a opinion and compared with data you may find on the crimerate monitor and talking with the agent.

Yeah inland empire or Escondido some areas is not that expensive yet and you get good hard working tenants. @Chris Penny
