Hi @Nitin Dhiman, I am here in San Diego open to any questions or discussion, or future business over coffee or something. my first discussion will be why all this people keep  writing o san diego is no good bla bla, I keep finding deals daily. and selling a few of my out of state moving into San Diego and Orange more and more its a great market, that its been proven to not decline as much as other markets in any of the crashes since 1920s. its been going up ?, Caps might be low but if you run the numbers as a 5 year investment, they pencil out better( some not all before I get attack )

I used to Sell, Vacation Homes in Resort Mexico, and most Canadians will come back then with CIBC loans and Scotia Bank, perhaps this was a few years ago but maybe you should try, I still have Clients and Investors now here in San Diego from Canada and they find great Tax advantages.

Welcome @Carson Gill San Diego is great place to get some multifamily they are hard deals to get but I love them.

I will try Mississippi, have not personally done deals there but a client of mine, has purchase 7 homes in Middle of the state, around Laurensville( I think is the name please correct me ), job in the area are not great, so he has Section 8 tenants. so it works for him and cash flows and vacancies are not that bad since is a older crowd.

Just rent it for Cash flow if you already a successful arbnb model, and now how to operated, just keep it if you have the money to buy in San Diego, Anaheim by disney sounds like a good investment. 

Buying in SD is also great its up to you i would keep it you can always change your mind if you rent it.

Well @Stacy Davis I have never done wholesaling, so i might not be the guy to ask, but I might be the guy buying your deals, I did one Wholesale deal of a Multifamily hear in San Diego, and i didn't want to wholesale it, just a client came while i was in escrow, and i Just assigned the contract to the person, yes  you need the earnest money and thats about it. some larger wholesaling companies charge like retainer to make offers maybe thats a path you would like to take. feel free to send me PM and I see if I can help.

Hi Kevin, I think I answer one of your other forums I been investing in SD for about 3 years, so feel free to shoot some questions you may have. but first advice market is hot here or very slow but there is a lot of player some not experience but with a lot of cash that will take your deals at overprices that dont work out. but some people here think that making 6% return on there flip is good, go figure.

Well @Alex Russo I think @Mark W. has the best story, here is mine. I started Selling houses in College and was making good dow, and started working with a investor house he flip I got the listing, So boom I had it made, Finally it was last year in school, He died and I have sold over 36 homes in San Diego La Jolla Market avrg. price was $1.5M so no pocket change commission it was nice for a 22 year old,  made really good money, but had nothing to show, Just cars and clothing and few rolexes. 

So I was left with Huge student loan debt, High rent and 3 financed Cars. Thank why i went into private equity find a normal Salary job I was scared of being entrepreneurial, of taking any risk, After maybe 5 years of being really frugal, I broke free and open my own Consulting business and buying up properties and now i take smart risk but it is not fun to be on top and then loose it all, for not being financially prepared.  Cause i was bad salesperson I just had a good in.

Fast Answer ( Buy in AZ, NV,TX ) higher caps 

Long answer and my opinion, i would buy in a 4% in San Diego anytime then a 17% in Ohio, not because, i dont like Ohio no offense to you guys, but simple appreciation, I buy in San Diego for $500k in 2016 smaller Cash flow but 2019 my property is worth $600k so i take my $100k equity and buy another and another and time is real estate best friend in CA i cant say the same in other states in the long run SD smaller caps are better for my investment plan but if you just need a certain amount of cash every month and you dont mind the headaches that come with it, go try other markets.
