If you want to stay in CA, I am just cruching numbers in Yuba City medium size town, north of sacramento 6-8% Caps, in good neighborhood might get 20 nice units for $1.6M, friends have a 35 unit place they love it.

Well Joel Avignone even do, I agree with everything set above it's hard, offcourse but your not getting closer till it hurts, real bad in the last month maybe my consulting clients and even me have gotten 8 Properties good returns, in San Diego area via Wholesalers, good returns, meaning enough for me to be happy because I don't care if I put a lot of work for 12% ROI, when people in other states making 25%, I choose to live in SD, so that's what we have here I make the best keep making volume and you'll make more money, keep doing it, keep working at it change your approaches till you land that meeting with the homeowner and from then it's easy if you know how to sell.

Yes Felipe Guerra I was gonna bring up what Leslie Pappas said Delaware statutory Trust unless kind off what I understand about your desire, is to grow into a larger equity. $1.2M Down on $4M assets or what ever example you can think. Getting in the big boys game of buying mid-Raise, or 12-20 unit places in some areas, returns might be better, I will point you maybe to areas of Northern California or AZ.

Hi @Mae T., Here what i know I dont trust anybody 100%, But I like to think that i am educated enough to know what there talking about and know if I am been taken as a foul, I am Investment Consultant so I am broker deals and tell people how to invest there money in real estate, I can tell you how I get them to trust me Honesty , Facts, patience and simply understanding there needs.

@Coby Herzog Jaja! I love the motivation man, here in San Diego as well if you went into 6 escrows in your first 7 months you already did better then 95% of people who start in real estate so give yourself a hug, Dont get frustrated, my quick story i wasnt the best agent at the begging I work 3 years and sold about $2.5M total, so not great, but after college I went into private equity and killed it now, I am a consultant and put deals together and do investments on my own so I just think 7 Months is not enough to really know your niche, I have a partner that was a real estate agent for 42 years and did amazing he says every year was like starting from scratch, so thats just one mans opinion best luck and just be patient, Who ever think they can get rich quick is not really rich as my mentor used to say.

Well, for me is tricky since I have Single Family Homes that are RCFEs but Single Family home month to month regular rent is $7,500 here in Del Mar,CA some members of my family all but this property together. @Russell Brazil

Welcome, Joe, great to start with clean slate and little cash and time on your hands, I started in real estate after cashing out my stocks, savings and 401k paying being penalties but it was worth it. Real estate is so different just have to find your niche and how hard you want to work. @Joe Koppel

Yes, BP has a lot of tools, and I havent been in this industry that long but been 11 years I can tell you what work for me is Reading books and meeting face to face with other investors, steal ideas from this forum and read books see videos and create your own opinions don't just take one gurus opinion on does expensive trainings, best of luck. 

I can assure you working in the Private equity industry, Big money real estate investors, 0% never met 1 that attended any real estate investing programs, they all send basically the same Work hard, learn, network, create a reputation and remember you are never the smartest in the room listen.
